Evict your tenant quickly and correctly with flat-fee unlawful detainer document preparation. Serving all Los Angeles County Superior Courts since 2004.
California waives court filing fees for people below certain income levels — and that fee is often larger than our price. We prepare fee-waiver applications, and we will tell you in about five minutes whether you are likely to qualify.
And flat fee means flat fee. If the court sends a document back, we revise it and resubmit it at no additional cost to you. No hourly billing. No revision fees. No second invoice.

If you're a landlord dealing with a non-paying or problem tenant, every day counts. Our Los Angeles eviction paralegals prepare and file all the documents needed to move your unlawful detainer (eviction) case forward quickly and correctly — for a flat $500 plus server and court filing fees.
With more than 22 years of eviction experience across Los Angeles County Superior Courts, we know exactly which notices to serve and when to file so your case doesn't get delayed by technical errors.
As Legal Document Assistant and Certified Paralegal (Cal. Bus. and Prof. Code Section 6450)s, we don't carry an attorney's hourly overhead — so every eviction case is billed at one flat, published rate, whether you're the landlord filing or the tenant responding.
Backed by 22 years of experience: an established network of process servers, efficient e-filing with LA County courts, an attorney referral the moment you need one, and weekly case-status calls so you always know what's been filed and when your hearings are set.
Serve the tenant with the correct notice — 3-Day Pay or Quit, 3-Day Cure or Quit, or a 30/60-Day Notice — through a California registered process server.
Within 3 business days of service, the Initial Eviction Notice and LAHD/HCIDLA Cover Sheet are uploaded as required.
The Complaint, Summons, and supporting declarations are prepared and filed with LA Superior Court.
The tenant is served with the Complaint and Summons and has 10 court days to file a response.
More than 95% of tenants file an Answer, moving the case toward a trial date. Some cases call for a Motion to Quash Service of Summons, a Demurrer, or a Motion to Transfer Venue to Federal Court instead — we prepare whichever response applies, all under the same $400 flat fee. If no response is filed, a default is recorded immediately.
After winning the case, the Judgment and Writ of Possession are filed, along with the Sheriff's Instructions.
The Sheriff posts a Notice to Vacate (about 2 weeks), then completes the lockout roughly one week later.
Our eviction document preparation is $500 flat plus the server fee and court filing fees. Tenants responding to a case are $400 flat, which covers whichever response applies — Answer, Motion to Quash Service of Summons, Demurrer, or Motion to Transfer Venue to Federal Court. A fee-waiver may apply in certain cases. This is significantly less than attorney fees, which often start at $1,000 or more.
Depending on the tenant's response, we can have your tenant evicted within about 2 months from when the Unlawful Detainer complaint is served. Some cases move faster; others take longer if the tenant files motions to delay.
More than 95% of tenants file an Answer. If they file motions such as a Demurrer, Motion to Quash, or Motion to Stay, we can promptly prepare responses to keep your case moving.
Yes. We prepare the notices and have them served by our California Registered Process Server, then upload the required notices and LAHD Cover Sheet online within 3 business days.
We file the Judgment and Writ of Possession, prepare the Sheriff's Instructions, and coordinate the lockout. The Sheriff's Office typically posts a Notice to Vacate within about 2 weeks, with the lockout about a week later.
“Everything started out great got a little rough in the middle but finished outstanding. Los Angeles Paralegals lived up to their word and completed the task in the time that was allotted. I would recommend them to anyone that has dealt with a lawyer and understands how they work.”
“My aunt and I came to LA Paralegals for her eviction case. We had gone to Eviction Defense Network who left us stranded with absolutely no information whatsoever and refused to talk to us so with that being said she was very hesitant and had trust issues from the start. We ran into him at the courthouse and he noticed we were struggling so he approached us with some help. The next day we were in his office, solving all our issues and his confident and constant reassurance helped my aunt to slightly calm down. He made sure we had a sealed record, no future problems with our landlord, and constantly kept us informed. My aunt's family and I are very grateful for Los Angeles Paralegals for helping us in our time of need! Thank you, Los Angeles Paralegals!”
