Frequently Asked Questions

How much does an eviction cost in Los Angeles?

Our eviction document preparation starts at $250 plus the server fee and court filing fees. A fee-waiver may apply in certain cases. This is significantly less than attorney fees, which often start at $1,000 or more.

How long does an eviction take in LA County?

Depending on the tenant's response, we can have your tenant evicted within about 2 months from when the Unlawful Detainer complaint is served. Some cases move faster; others take longer if the tenant files motions to delay.

What if my tenant fights the eviction?

More than 95% of tenants file an Answer. If they file motions such as a Demurrer, Motion to Quash, or Motion to Stay, we can promptly prepare responses to keep your case moving.

Do you serve the eviction notices for me?

Yes. We prepare the notices and have them served by our California Registered Process Server, then upload the required notices and LAHD Cover Sheet online within 3 business days.

What happens after I win the eviction?

We file the Judgment and Writ of Possession, prepare the Sheriff's Instructions, and coordinate the lockout. The Sheriff's Office typically posts a Notice to Vacate within about 2 weeks, with the lockout about a week later.
